  1. The so-called experts said precious little about the conditions leading to the 2008 disaster too. Virtually all of them were cheerleading the economy all the way till it fell off the cliff. It's no different now. Frankly, waiting until it's obvious to everyone that something is wrong is way too late. The moment politicians decided to change the definition of recession was your sign we are already in one. Some people insist on waiting until they lose their jobs before they admit it.

  2. We own DR Horton new build home for 5 years and we had house inspection. We also got another inspection before our year warranty. No issues with our house.

  4. That poor woman. She sold her home and now she will be priced out of the market. Had she known she should have stayed put and continued to build equity. Another reason to buy existing if you can. If you like newer homes... Go for one 5 years or newer. Avoid a builder all-together. She could have gotten a home with a historically low rate and now she is screwed. These builders operate on maximizing profits wherever they can and if they run into deep trouble they just file bankruptcy and move on and later create another business under a new name. Here our builders were greedy during the low interest rate frenzy. They refused to build smaller more affordable homes as they could maximize their profits by building what the market could bear. Now that market is collapsing and guess what. They are finally offering up homes with a smaller square footage so people can get into an entry level home. But new homes are sitting unsold and they are offering discounts and incentives to unload the growing inventory of homes they have. It's all about the profit baby... It's disgusting. 😡 Keep fighting Travis! 🤠

  5. I am a licensed structural engineer and use to design houses for Lennar. You needed to look at the tie down connections. It's what a lot of builders skimp on and framers miss because they are rushing. Also many building inspectors don't care or don't know what the IBC Residential Building Code requires. Once the house is complete no one will every know what the deficiency are. The columns in the front should have been nailed together with a prescribed nail pattern. Seeing space between them greatly reduced the load bearing capacity. Wished I could have walked you thru a structural inspection. With the reduced pricing of new constructing no doubt impacts the quality of construction.

  15. Sold our investment properties late fall of 2021. They were absolutely NOT worth what we sold them for. We saw the writing on the wall. Now holding on to our large equity payout for some great deals👍

  22. We have been waiting to buy a house for four years now. I finally called up a local real estate agent to ask if they could do a market analysis on our local market. They then asked "why do you want that?" And I said I wanted to know our current months of supply and how long the houses were on the market, etc. They said, well you can't time the market so if you want to buy, you should do it now because prices aren't going down anytime soon unless something cataclysmic happens. I countered with, listen our economy is designed to go through boom and bust cycles, do you really think that this will stay this way forever? And then they said "I think you're being overly cautious." Listen I'm not trying to buy a gallon of milk, I'm trying to buy a freaking house. Which is going to be my biggest expense I've ever taken on in my life, I think caution is warranted.

  32. This decision to bail out the wealthy depositors 100% at SVB was a real kick in the teeth. We've been working hard, preparing to find a decent house at a fair price. So I'm discouraged. Especially because we're older (I'm at least old enough to be your mom, Travis) and frankly, we don't have a long time horizon to wait. If the Fed pauses or God forbid, pivots next week......well, I don't even want to think about it. Thanks for your analysis & insights, Travis, I appreciate your hard work.

  47. I just bought a house (4 days ago) offered Opendoor 99k less than what they purchased it for in April. 140k less than what the initially were asking. they paid 10k of closing costs. Got the house for $109 a square ft. Watching Travis helped me keep a level head until we found the house we wanted at a sqft price we were comfortable with. Word of warning don’t trust home inspections. I paid for one of the nicer premier inspection in the Atlanta market and he missed 2 leaks in P traps on sinks. So simple stuff. Easy to fix issues, but don’t blindly trust a home inspector.
