College is spewed on the young. Do you know what I wanted to be when I was 18? I have no idea lol... that's the same thought many have at that age, they waste money going to college only to change their mind 2 years in. I joined the military at 18, I can have free college right now if I wanted to go to school, I could get my tuition/books paid and a stipend + my work also pays/reimburses for college so I could go 100% free + get paid. I don't really care to waste my time with classes as a degree is 60% filler classes and 40% related to what you want to do. I became a Help Desk Tech -> Sys Admin -> Now a Systems Engineer working Security/Networking and it's super easy to achieve with getting a few certs S+/N+/CCNA/CCNP (Cost Less Then 5K) and can make 98k+ even in some lower cost of living places. While I don't want to work for a W-2, I use it to achieve my other goal of financial freedom by buying paying assets (Dividend Stocks / Real Estate) even private lending is nice often get a 10% ROI and people pay back 6-1yr.

I've worked with people that have degree's, you know where they started? No work EXPERIENCE, they were paid starting pay + .50 for having a degree. What are you hoping your degree will accomplish? Why can you not do it without a degree?

Oh BTW, How much of a repair/rehab can be deducted? Example: 1. I buy a house Cash 60k, Rehab 25k. $85,000 All In. 2. I get it RENT READY, 1300 a month. 1300 * 12 = 15600 - 40% (Expenses), $9360 Net Income. Is the full amount of the rehab/repair able to be deducted from the net income or only a %. How many years does a repair deductible carry over? I'm wondering if due to the repair/rehab cost if it's worth leaving your cash in to get the higher net income v.s refinancing and leaving 20% of the equity in and having a cash flow of say 200*12 = 2400. I haven't jumped on any deals, still want to figure out how i'll get taxed... I need to sit down with an accountant lol.
