You're forgetting the introduction of CMHC in the 90's, when suddenly a whole lot of people were suddenly able to become homeowners while prices were lower (due to the significantly lower demand relative to after implementing CMHC). That was everyone's chance to get in, with new homes now requiring inheritance or family aid from their 90's home to bump them from an 180k mortgage down to the 120k mortgage they qualify for. This is equilibrium, as much as an inflationary fiscal policy can allow stability Canada's real estate market is right in balance economically speaking.

Everyone else, btw, starts off in a condo they can afford. Others rent forever and invest in savings plans because senior residents are subsidized after a certain age. The problem is big money can come to town and wreak havoc because of the small and sparse population, exchange rate, and scale of our market system. Immigration is definitely a good thing, as you said. Just wanted to emphasize that too.
