Imho you completely missed the mark on the math. If property taxes were higher land wouldn't be as over inflated or amassed by a few, reducing rents. If that tax also replaced income tax, more people who planned to use land (not as safe investment) would own what they needed and could afford it by it being lower priced and their incomes not being taxed until after they saved to buy the property. Land values and rent seeking has exponential effects across the market, from production to poverty to productivity and stability of capital markets which tend to leverage debt from inflated valuations. The pursuit of easy higher residuals affect educational pursuits and have spin-off ranging all the way back to racial prejudice and the era of desegregation/civil rights abuses. For no practical reason other than the easy way to exploit others legally by earning residuals, having more access to cheaper credit, and hoarding wealth. It's absurd property is the financial system's backbone rather than societal contribution.
