  1. No mystery. Supply and demand, partly a consequence of a bumper crop from the money tree. Land Value Tax, reduced migration and cutting down the money tree are needed. Rent control is a proven failure. You end up with a secondary grey market. Nothing to do with interest rates. Landlords cannot pass on higher costs. TLDR needs to get up to speed with its economics.
