As a former Banker, I recall 17% base rate in 1979. House prices remain high primarily because demand exceeds supply, it's basic economics. Interest rates obviously are a factor but they need to be very much higher before prices are effected.

@saxonstacker1078 Average house price in 1991 was @ £57,000 and in late 2021 £271,000. It's all relative though and a fixed rate loan should be a no brainer.
