Thats scary, I never heard that angle of the homes newly assesed value over time due to inflation. Here in IL ur supposedly safe if the home is due to inheritance but I dont know if the reassed value of the inherited home counts as a marital asset. Either way I heard what some predators do is they convince the dude to sell the home then move to a new home where she gets put on the deed so that it can be garanteed for sure that they get half on the backend or even better they get the whole house and u get put out on the streets. In latin american usually its much simpler where if its ur house its still ur house on the backend but I have heard that if they are married for 10 years then u will owe her something. Also down there if u suddenly pass away she gets the house by default if u gave her a marriage certificate and if u didnt marry her then she can still get the house through her kid by default if u signed a birth certificate, so to get around that and to make sure neither of them get Nothing u have to have a "Last Will and Testament" stating that the house upon ur passing away goes to SO and SO such as a Parent or Brother or Sister or your new GF or ur new kid with the new GF.

I think this is a state by state basis but yeah normally if its free and clear you should be good but looks like its not like that in some states. Another way to get around all this is to have ur parents live in the home with you and that the purchase of the home was your parents and have the deed in their name. What I see done here is the home has 2 or 3 apartments levels, so parents are on the first floor and ur on the second floor, and whenever your relationships ends she gets nothing, just kick her out and u can get ur parents involved to kick her out. In latin america theres usually no such worry, your house is always your house unless your really low iq and stupid and u put her on the deed then thats on u which is exactly what a cousin of mines did, after he added her to the deed she left him. Now the dummy can't sell the house nor can he gift the house to his new GF. He's really dumb.

yes I think most guys don't truly understand that u r given xtra protections by default if the home is by inheritance, in latin america inheritance works very similar to here, my cousin in latin america did a very foolish thing even though he inherited the home by his Grandmother the wife at the time seduced him into adding her name to the home's title deed, after he signed and it was filed at County Records she quickly left him, some guys just can't be entrusted with property, my Aunt would surely have been really upset with him @jcnlaw
