  3.  @jackshull1963  ~35-40% purchases w/ DPA has been consistent since 2010. Damn if you do damn if you don't IMO. Many middle class have been asking the govt to help them with acquiring a house and thats what DPA does, esp. for FTHB. Obv. you still need to be financially responsibile and DPA programs have been around for so long. Spending habits, expenses etc can change (to be more frugal) easier than trying to change salary. Fed rates are going down so I'm assuming it will decrease the cost of things.

  4. Q3 2025 is when the FED will significantly pivot to lower rates...which means back to bidding wars on existing homes and impacting rentals and new builts.
