  1. Respectfully disagree, fed will bring rates to 5% and leave them there. There will be no pivot. 7-8 mortgage rate is new norm. Long term housing trend is down for few more years.

  2. Lot of cities, especially in NE and Rust belt didn’t build any new homes so inventory is still low.
