  1. You are correct, rents are going higher. The only way to drive down rent is to drive down home prices with higher mortgage rates. England backed off today and said their economy is cooling due to higher rates. This is the feds plan as well. They want to artificially drive up the 10 year with idle threats. They already claimed that discussion has driven rates up, without them actually having to raise fed funds rate. In order for sheltering costs to go down quickly, mortgage rates will have to exceed the CPI rate of %8.00. Hopefully selling mortgage back securities off the balance sheet will contribute to higher rates. Powell and Yellen would much rather go the stagflation route instead of inducing a recession.

  4. yeah I bond is great but that’s only 9.62% on 10,000 for 12 months right? $960 gain ? I’m confused how that really helps anyone that much? unless I have it wrong

  6. Phoenix is/was always an accident waiting to happen. Phoenix got slaughtered in last crash. Same dumb people that are over leveraged on credit cards and car payments. The minute the market shifts and they have negative equity - they will hand back the keys to the bank. They are mostly pros from so cal that have been doing this for generations. Sad thing is they usually come out ahead !!
