it seems like it’s changing in many cities. i wouldn’t call it a donut now, more like a target. inner city/downtown - being revitalized or already prosperous. these are your trendy neighborhoods. younger people want walkability, and these older neighborhoods were built around people compared to the car. older suburbs - this is your decline. a lot of post-war suburbs. crushed on both sides. people wanting walkable cities, they’re going to redevelop the inner city. these areas aren’t good for living without a car. meanwhile wealthy suburbanites are moving to bigger houses and new development farther out. oh yeah and the poor people whose neighborhoods you’re gentrifying? they’re moving to these generally. outer suburbs - your newer developments, a lot of suburban mcmansions.

you had me until detroit. i don’t think it’ll ever be back to its pre-suburbs population but i don’t think it’s impossible for detroit to be a great city again.
