  2. Do you have to get out and move than gate to get to the garage? I would get one that has a motor with it. I kind of like the gate that is there. Though that garage door you are suggesting putting in would be better. On the kitchen I like the arch it has some depth to it unlike most transitions to other rooms but the layout is small so I would have to see some sketches on layout before giving you a final suggestion. On the fireplace there are a lot of hi-efficiency ones that if you go with wood burn each log longer. On the landscaping I like the current setup near the windows though I do like the idea of having no lawn to be low maintenance.
