While I am not one for complete deregulation, I do think rent control and zoning laws are why housing is so expensive in the US (also the fact that people consider their house an appreciating asset). The only building regulations there should be is making sure the house a developer builds to sell isn't going to kill the buyer (if you want to build a house for yourself to live in, I don't see why you need approval for every step) and the zoning laws should be more lax (I saw a video on Japan's and you can have markets in the neighborhood and even use the first story of your house as a business space if you choose).
