  1. There will be always a condensate on metal, so probably foam as insulation is not the best idea. I suggest to use rockwool insulation and make inner wooden frame for it. By doing so you will have ventilated facade from metal, warm and relatively cheap walls with very long lifespan. Lifespan of a foam is very limited (around 5 - 15 years), it is only a question of time when warm air will find it's way to the metal and the condensate will make your walls wet.

  2. Good comment, although stairs is always a compromise between comfort and space. Spiral stairs are not comfortable, especially for old people. We all are not becoming younger with age, so it is better not to have any stairs at all.
