I say this all the time and will say it again. The real estate market will never recover. China has much more housing than it needs. Heck, there are whole cities that are empty. In a market the drivers are supply and demand. In real estate there is way too much supply and little demand. The later has two main causes. The first is the demographic collapse. The second is that real estate was being bought as an investment. Chinese people had few other investments they were able to participate in. That has not changed, but the whole real estate market collapsing means that they have less and less to invest. With the withdrawal of foreign capital, where will money for investment come from? The CCP system was always going to end up this way. Long before Donald Trump started the trade war, people in the US were complaining about the unfair trade practices in China. Add to that the aggressive and toxic external (and internal) policies of the CCP, and China has nowhere to go but down. I do not say all of this as someone that does not like Chinese people. I have always said that in east Asia the Chinese people in their attitude toward entrepreneurship were the closest to Americans. Together we could have made something great, but that assumes no CCP. In fact, that was the driving force behind the opening up to China in the first place.

@MeiinUK Good point. In the US, people of all types look at the figures and there is lots of talk and awareness of the numbers. The problem is with countries that move from a communist to a capitalist system without educating the population as a whole. A good example is Russia. When the Soviet Union fell people were given shares in the companies they worked for. They basically said, what is this crap. Then, smart people who knew, swooped in and bought up all the shares and got control of the companies. In China, a lack of education and long experience of how markets really work is a problem. I am talking about the general population. There will always be a small number of people who do understand.
