  1. When you show home price data are you talking about the listed price or the actual sale price? This is important. In the US we don't look at the listing price that much. In the US we have access to actual sale prices, in pretty much real-time for real estate. Setting prices is more an art than science. Do you list high and then either get a per unit premium with a smaller volume or offer significant discounts to increase volume. Alternatively, one can list low and make a profit on volume. In any case, what matters is the actual price paid. In relation to listing price sometimes one will pay less and at other times more. Right now, because of the smaller number of homes available, sellers are receiving more than their listing price in many cases.
