It is part geographical and part political. Many of them are landlocked, inhospitable outside of the cities and water poor. Politically, their governments are not stable. This drives away foreign investments. Exceptions like Turkey and Indonesia do not have this problem. Even Bangledesh was able to grow from a dirt poor agrarian society to an industrial exporter.

If the government wants to cap rent, then cap what vendors can charge for building expenses. Just look at what happened when we had rent moratoriums. Many landlords went out of business and the amount of rentals went down causing prices to skyrocket.

Japan has a huge underutilized population resulting from the lost decade. Their first step should have been to get companies to start hiring people outside of college events. Get those people working first. Then they can start selectively allowing immigration to fill in the labor gaps.

California has its own gas blend so we can not import out of state gas. And we are shutting down refineries in the state. So yeah, high gas prices.

This is not populism. Latin America has an issue with socialism and authoritarianism. They are centralizing all aspects of society because the leaders think they are better than the people.
