  1. The question is, why investment in housing plumet? If price is rising, then the logic says that a lot more investment come into it. But here where the politicians come into the picture. Politicians promise to rein in the rising price in housing. And they are doing so by become hostile to house rental business. In the process, it discourages would be investors. If they cannot profit in housing business, why bother? There are lots of other things to invest in. Rental schmental. And discouragement becomes scare when politicians (again) impose building restrictions. A would be investor now have to jump through bureaucracy hoops and even then, in some places, a community organizer can petition to those politicians to stop the building, and those politicians are more likely than not, will side with that community organizer. That is essentially what happened in California.
