In fact, the interest rates are mild compared to my 1st home. As for margins, BS. When the value of existing housing rises, the margins of profit on new homes expands.

@mattmarzula I heard this message in the 80s, in the 90s, then in 2009, and from 2016 forward. The only time people get priced out is when interest rates rise or when land becomes scarce (example California). All things come around including interest rates & building costs.

@NHLblkgurl The Stafford Act (§401) requires that: “All requests for a declaration by the President that a major disaster exists shall be made by the Governor of the affected State.” A State also includes the District of Columbia, Puerto Rico, the Virgin Islands, Guam, American Samoa, and the Commonwealth of the Northern Mariana Islands. The Marshall Islands and the Federated States of Micronesia are also eligible to request a declaration and receive assistance. The Governor’s request is made through the regional FEMA/EPR office. State and Federal officials conduct a preliminary damage assessment (PDA) to estimate the extent of the disaster and its impact on individuals and public facilities. This information is included in the Governor’s request to show that the disaster is of such severity and magnitude that effective response is beyond the capabilities of the State and the local governments and that Federal assistance is necessary. Normally, the PDA is completed prior to the submission of the Governor’s request. However, when an obviously severe or catastrophic event occurs, the Governor’s request may be submitted prior to the PDA. Nonetheless, the Governor must still make the request.

@NHLblkgurl The Trump administration has finalized a roll back of Obama-era regulations for oil trains. The rules, which date back to 2015, required railroads carrying crude oil or other flammable liquids to outfit their trains with more responsive electronic braking systems. The rules came in response to concerns about explosions and spills from mile-long trains of crude and ethanol. In the Northwest, those trains move along the Columbia River and through cities to coastal refineries. Under President Trump, the U.S. Department of Transportation, has been working on rescinding the rules since last December, they said in statement this week that its analysis showed the cost of requiring railroads to equip trains with the new brakes outweighed the potential benefits.

@NHLblkgurl Monday, September 24, 2018 The U.S. Department of Transportation's Pipeline and Hazardous Materials Safety Administration (PHMSA) today finalized amendments to the Hazardous Materials Regulations which remove the requirement, while still allowing, for certain High Hazard Flammable Unit Trains (HHFUT) to operate using electronically controlled pneumatic (ECP) braking systems. The Department's action is based on a Congressional requirement to conduct an updated Regulatory Impact Analysis (RIA). The Department's analysis shows that the expected costs of requiring ECP brakes would be significantly higher than the expected benefits of the requirement. This regulatory change does not affect the ability of a railroad to implement ECP brakes. The Fixing America's Surface Transportation (FAST) Act required further analysis of the ECP brake requirements, including physical testing, to improve general knowledge and understanding of how much more effective ECP brakes are in comparison to other brake systems. It also required DOT to determine whether the ECP brake requirements are justified based on the expected costs and benefits. The updated RIA incorporated new findings from ECP brake testing conducted by the Federal Railroad Administration, which were reviewed by the National Academy of Sciences. The updated RIA also incorporated recommendations from U.S. Government Accountability Office, and updated costs and benefits of the ECP brake provision based on current economic conditions. The updated RIA found that the expected costs of ECP brakes are significantly higher than the expected benefits, and therefore the FAST Act required DOT to repeal the ECP brake requirement.

In the eyes of a Republican, your safety is just “not worth the cost”.
