  1. If not for the extreme regulations around construction in cities and many urban areas, supply-demand would still be in effect. Why? Because people would capitalize on this by making houses and selling cheaper rent guaranteeing a flow of income, whilst the ones that have raised the rent by 100,200,300% will run out of customers.

  2. It's government and big corpo collusion. The government destroys single renters and new construction with regulations whilst subisidizing large corporations. On top of that capital management companies like Blackrock are heavily investing in changing the entire culture.
