  1. How do landlords justify such huge rent increases? Don't they want to keep good stable tenants? Don't they have to spend time and money refurbishing before they can rerent? The rich people are going to eventually move out and get their own places. The low income people are the ones who will stay long term. I think there has to be rent control to keep society from being turned upside down. The only way you can keep a mix of people necessary to the functioning of the economies is to make sure they have stable housing through rent control. If it weren't for rent control in NYC, it would be an island of the rich. I think landlords do have a social responsibility and not just a responsibility to themselves to get all the money they can. If you do good to others, especially the poor, you will be rewarded in ways that money can't even buy.
