  1. How about a separate real estate course channel for those who do want to learn about it from you? Then you can charge extra for like extra help and coaching or maybe a real estate discussion group or training exercises that you email to the members. As a YouTube channel, it might be really interesting and people might stop by to check it out.

  2. I think the non-HOA neighborhood looks more relaxed and homier than the Stepford looking HOA ones. I would prefer the non-HOA place. I like to see people's cars, swings, bird feeders, trees, etc. It shows personality. I like to know who knows how to work on cars or work on them myself. I like to see people living a normal life instead of following rules. As far as people wanting to chat, what if you just ignore them? Do they complain to the HOA? That can even happen in an apartment where they try to get you kicked out. There are always people around trying to manipulate their neighbors and be the social director.
