  1. The system was working fine before. Everyone was happy until some people thought it isn't fair the agents get paid for not working. What they should have done is just not used agents. Now the whole system is upturned, and people are locked into bad relationships. The seller should pay the commissions because he is the one making the money. If a buyer's agent brings in a customer, he did the seller a favor. If the seller's agent brings in a buyer, then he did the seller a favor. The buyer is the one out the money either way. I think the original way makes the buyer's agents work harder. Once someone is locked into a contract, they don't have to work at all and still get paid. The agents' commissions were built into the sale price by the listing agent. I think if I were a buyer, I would just contact the seller's agent and hire a lawyer to do the paperwork and hire an inspector and skip the whole agent contract thing.
