  1. His grandma is renting it to him, that is why it is only $500. If it were strangers, it would be $1,500 or more. He won't complain about things a regular tenant might because it is his grandma, and he loves her. She is basically trying to help him out and not have to put in new walls, ceilings, etc. It looks pretty nice though and he can have a lot of fun there. It is probably stuffy because of clutter and not cleaning maybe, though he thinks there could be mold, but I didn't see any. I would think Arizona is so dry, they don't have much mold anyway.

  2.  @adewilson132  Put in two bedroom house for $500 in a search engine for a rental in the USA. I doubt you will find one anywhere.
