Honestly having a big poop stain in the carpet is a turn off. Luxury means not having to look at that or smell it. Also the artificial grass and pebble yard is pretty tacky. That stairwell ceiling looks very hard to clean and will likely get full of cobwebs. I feel like landlords throw in some luxury touches, but in fact, the place isn't all that well maintained. They feel like the luxury aspects covers them from staying on top of maintenance. Even a basic rental would replace a rug that looks like that.

That is what I am thinking. When they show you a shoddy apartment and say they will fix this and that before you move in, you can assume they won't unless it really won't pass a section 8 inspection such as having holes knocked in the walls.
