It's better to be homeless while working than pay more than 1/2 your income on rent. 1/3 income should be the max ratio of the average income if it is higher than that then the rents in general are unaffordable and should be avoided. Also not a closet but actual living space. If you want people to rebt closets to live in then prices will have to come down even more. Property values if more than 3x average annual household income. It is unaffordable. San fran million dollar homes on average for avg wages of 55-60k means 2x = 120k x 3 is 360k. SF property over priced by 3x. It needs to crash by 60-70%. To be even reasonable.
