  2. Graham will not lose everything he is a long term investor rather than flipper. He has enough equity right now. So unless he's an idiot that over leverage like common flippers he should be ok. Most flippers want fast money that is their problem. After less than 1 year they kick their renters out so they can sell it. Disgusting bad karma. So Unless his properties become like Detroit. No way he's going to go belly up. He is a long term investor. Invest in avocado toast.

  3. The max rents are typically linked to wage. Higher wages = higher rents. But if it goes over that amount then it's going to go flat or down slightly. Because those popping out babies need a place to live. Only singles can live in a car. I am looking are the area to see what's worth buying. Lots of Ghetto areas to avoid that are priced 1million plus. It's sickening as it's not worth it.
