In the tolken lore, elves, dwarfs, orks and other similar creatures, are effectively compeled by their nature to choose one the sides.
No elf or dwarf will aid Sauron and no ork or troll the people of the west unless compeled by force or deception.
BUT THIS IS NOT THE CASE OF HUMANS, and also not the case of other creatures.
In the mith of their creation it already said that, together with the gift of death, they have the ablity to defy the path that has been determined for them.
It also mentioned that Gondor, in its great and ancient times, ruled the northern parts of Harad and its people were under the influence of Gondor. So coexistence was clearly possible.
Grima was a rohirrim, a man from the "good" people, who choose to serve Saruman (who made also the travel from the good side to the bad).
Both were offered the posibility of redemption, and Grima was, at the end at the verge of succeeding.
Also, the inner struggle of Smeagol/Gollum for his soul, is more in the grey zone than a story about absolut good and bad.

And Legolas and Gimpli talking about what powerfull master of darknes Aragorn could have been if he had choosen the dark side and claimed the ring.....
In tolkiens lore, humans can choose wich side to join, so of course, there is space for a grey area.
