  1. The only thing that I don't like about stocks is how you get taxed on the sale. Through real estate, you can do a 1031 exchange and defer your taxes forever. Essentially, you keep scaling your business but never pay taxes since your expenses (depreciation) most likely outweigh your income on paper. But through depreciation, your amount to be paid goes down and your income raises along with a rise in property value. For long term investing, just based on taxes, Real estate has my vote. However, it's definitely a good idea to stay diversified with stocks.
