  1. I bought at the down market in 2012 with only 5% down, even with a 20% decrease in the current value of my home, I still have a 50% ltv, and so do my neighbors who bought at the same time. Inflation means equity has lost value, too, but even with that, I did well purchasing in 2012, and so did many others. No side bets this time, no domino effect, but still bad for next 3-5 years.

  2. Even with the price of a house going down, because of interest rates. you still may not meet the DTI to get into a QM for an SFR. Private lenders will come in with non-QM teaser rate ARMs and other incentives, making a bet on your failure to pay. We are headed for that cycle again, but not with the big side-bets on REITs, so crash won't be a domino.
