  1. The concept of being underwater is a fallacy. You put a value on your housing needs. Either an apartment or a house will fill that need with less expense. If apartments are a bargain, then don't buy a home. If you DO buy a home, you exchange $$$$$ for a roof over your head. Who cares WHAT the appraisal on the house is? Doesn't the "rent" stay relatively the same? So if you wouldn't sell a stock when it's price has fallen, why abandon or sell your house, when it's "value" has dropped? It's value remains THE SAME TO YOU. The only time you should be concerned with its appraised value is when you are ready to sell. What OTHER investment can be had for 15% down, and keeps you warm and dry? Try that with your gold bar, or stock certificates. Forget what someone ELSE tells you the house is worth.
