What's wrong is that the government is subsidizing demand, not supply. Subsidizing demand inflates prices and gets people into houses they shouldn't be buying. Governments do this because asset owners are a voting constituency who want housing prices to keep going up and up. Subsidizing supply would mean giving grants and zero interest loans to builders of single family and multi-family housing, which would bring prices down and make things affordable again. Governments don't want to do this because potential buyers/renters aren't considered an important political force. Homeowners, apartment building owners, and the real estate industry have organized lobbies; the potential buyers/renters for the most part are not organized. The solution is in front of us and would solve the affordability crisis in 3-5 years if implemented. IF implemented.
