  3. All I know is that when we had small banks in Kansas, you could talk to the banker, who was a member of your community and depended on the community's good will. So if a farmer fell a few payments behind but could make it good later, the banker would let him slide. The big megabanks will foreclose if you're 27 cents behind (which is literally what Trump's nominee for Treasury Secretary, Steve Mnuchin, did: he foreclosed on a 90 year old widow who was 27 cents short on her mortgage payment).
