  1.  @greenleafyman1028  The issue is that to make money off renting, you need to understand the real estate market. If you just buy any piece of property, you're at risk of the area devaluing. Or the other way around, look at Louis Rossman's videos on NYC real estate. There's landlords who cannot rent for an affordable price because of the terms of the contract, so their property sits vacant for years not making any money. Because the property value in NYC skyrocketed, they're forced to charge unrealistically high rent that nobody can pay.

  2. You can outperform the market, you can make educated predictions and be right most of the time without insider information. Don't expect 41% returns in a year, though.
