  1.  @generalbiochemistryi8498  You obviously know nothing about Mar-A-Lago. It's a commercially zoned restaurant/resort facility. The property has deed restrictions and is landmarked. The only reason Trump was able to afford to buy it was it's a White Elephant that no one else wanted. Idiot Donny didn't do his homework so after the closing he announced he would be subdividing the property to sell lots at a profit. Nope, not allowed by the deed. He couldn't afford to maintain it as a private residence so he converted it to a commercially zoned "restaurant with recreational facilities". The Town allowed that but he can't reverse it. And no one is allowed to live there as a private residence. Trump had to represent to the Town council that he was a club employee and "live-in property manager, namely, the 'Super'". That's why he can live there, in an apartment upstairs from the restaurant. The entrance to this apartment is next to the restrooms. The value? It's assessed as a commercial property. It can't be sold as a residence. Commercially it's extremely hard to make a profit as a restaurant because the property has very high maintenance needs for the landscaping and preservation of the landmarked features. No one is buying this restaurant and no one can live their as a "Palm Beach Mansion".

  20.  @generalbiochemistryi8498  That's gross. The expenses are very high. According to Trump (which is now highly questionable) his profit is around $3M/yr. That probably includes the sale of new memberships, not the operating profit. (You understand that revenue is not profit of course)

MAL cannot be used as a private residence, its landmarked fixtures must be preserved and maintained and it can only be used as a 'private club', meaning a restaurant with recreational facilities. It is not and cannot be used as a hotel. These are deed restrictions that came with the property and also from Trump's contract when he receive multi-million dollar tax benefits. Given these restrictions, a buyer hoping to make a profit on the business (again, not a Billionaire looking for a private mansion, like Ken Griffin) has to earn enough from the restaurant (which is closed all summer) to cover the property maintenance, including landscaping, utilities, and now extremely expensive insurance premiums,etc. etc. to make a return on what was paid for the property. That makes the value of this place depressed. In fact, that's how Donald bought it for a song-- there were no other bidders. Even the federal gvernment and the state of Florida wouldn't take it for free! Donald made a big mistake because he just assume he could subdivide it and sell the lots. He was wrong and got stuck with a very attractive looking landmarked White Elephant. The value has many considerations, but private home valuations are irrelevant to it.

When Trump accepted $millions in tax benefits from the National Trust he agreed that the property would be used as a "private club" in perpetutity. This is after he found that the Town of Palm Beach would not allow the property to be subdivided. In 1993 he agreed with the Town to convert the residential zoning to commercial and open a "club/restaurant/recreation facility". As part of that agreement with the Town he agreed that the club (which has a few rooms near the beach) would explicitly ban club members from staying there for more than 21 days per year, and for more than seven days at a time. Trump himself can only live there because he convinced the Town that he was the 'live-in super', in effect. There are restrictions in the deed that flow with the land. This property has nothing in common with any of the actual resiential properties on the island. With all of the restrictions the property can only be sold as a 'club',even though unlike the other real clubs on the island, it is a 'for profit' club. The property has very high maintenance costs, some of which relate to repairing landmarks. To make an $18M investment in a high overhead property hoping to make a return from sales of dinners and locker rentals? Good luck!
