Then he can live there, but he will have to refund all of the member fees and he will lose the $5.7M conservation easement tax deduction that he got through the National Trust for Historic Preservation (which requires the property to be a private club). He originally bought the property in a white elephant distress sale because buyers couldn't afford the maintenance. He discovered that he couldn't afford it either, tried to get permission to tear it down and subdivide for homes. The Town rejected him, so he applied to be a for-profit Club. The other Town Clubs are not-for-profit and owned by their members. Trump's "members" are merely customers who have no ownership.
