  7.  @Jarhead1968  There is a reason for Palm Beach County's assessment. By irrevocable deed restrictions the use of this property is limited to "private club facility". It cannot be subdivided and it cannot be sold as a private residence. If Trump sells it the buy would be limited in the same way. So who would pay $250M for a property that can only be used as a recreational facility and restaurant? It can't be a home or a hotel. So how much money can you make from meals, spa fees, towels/chair rentals? And it's closed all summer because most of the members leave town. The property is very expensive to maintain because of the landscaping and landmarked ornate interiors. Think about return on investment. It can't be sold as a "dream home" to a billionaire. You can't live there unless you occupy Trump's apartment near the restaurant and swear to the Town that you are the "live-in property manager". And allow strangers to walk the grounds and swim in your pools. If you want the facts look up the articles in The Palm Beach Daily News which cover the Town Hall meetings and deed restrictions. The opinions of realtors looking to get a commission are not too helpful.
