It's use is very restricted. It cannot be used or sold as a private home ever. Trump is only allowed to live there (part of the year) because he swore to the Town of Palm Beach that he was a live-in property manager (like a "super"). So he lives in an apartment in the building, near the restaurant. It is not a "Billionaire's Mansion". It's a big restaurant with recreational facilities.
