They live in areas with a much longer commute, or a lucky enough to "inherit" a rent controlled place from a dead relative. The New York Times once again has a Sunday jobs classified section. Four pages of tiny print. Most of the jobs are well over $100K, but require college, MBAs or several years programming experience. I saw one for a programmer that paid $250K+ for 3 years experience. Stay in school if you can.

When you don't attend any of your classes or just ignore the teachers you end up with a very sketchy idea of how the world works. He couldn't keep up in school in Jamaica Estates so his parents sent him off to Military Academy where he focused on marching drills and sports. He had no academic ability but somehow (probably alumni connections, not SATs or grades) the Academy got him into Fordham. After two years at Fordham (which he never mentions) with a GPA under 2.0, his older brother Fred, through one of Fred's buddy's who was an active alumni at Penn, got him into U of Penn. After two years in a BS program in real estate he graduated without honors. His name was listed in the commencement bulletin without any distinctions or honors. Grade standing isn't given, but it had to be close to last. Penn alumni have no recollection of his ever being in class or on campus. For a while he was claiming he was number one in the class, but that was so ridiculous he dropped it. Now he just claims he must be smart since he "got into" a "smart school", except he did not get in based upon merit, GPA, or SAT score. Just nepotism, which is his world in a nutshell.

These tenements were built before 1900. Kitchen sink doubles for bath sink, shower in the kitchen, toilet in a little room, sometimes out side of the apartment, down the hall. Hot in the Summer, cold in the Winter. Whole place on one 15 amp non-tamp fuse (so you can't put in a 20 amp one, so you blow the fuse with a hair dryer. No breaker, so you have to buy anonther fuse. Rodents and roaches. We had fun though!

MAL cannot be used as a private residence, its landmarked fixtures must be preserved and maintained and it can only be used as a 'private club', meaning a restaurant with recreational facilities. It is not and cannot be used as a hotel. These are deed restrictions that came with the property and also from Trump's contract when he receive multi-million dollar tax benefits. Given these restrictions, a buyer hoping to make a profit on the business (again, not a Billionaire looking for a private mansion, like Ken Griffin) has to earn enough from the restaurant (which is closed all summer) to cover the property maintenance, including landscaping, utilities, and now extremely expensive insurance premiums,etc. etc. to make a return on what was paid for the property. That makes the value of this place depressed. In fact, that's how Donald bought it for a song-- there were no other bidders. Even the federal gvernment and the state of Florida wouldn't take it for free! Donald made a big mistake because he just assume he could subdivide it and sell the lots. He was wrong and got stuck with a very attractive looking landmarked White Elephant. The value has many considerations, but private home valuations are irrelevant to it.

@josephgaviota It's not something I would want to pay, but people with money to burn spend hunderds of thousands per month to rent homes in Palm Beach, Hamptons etc. One celebrity (maybe Kardashian or Beyonce?) spent over $1M to rent a yacht on the Riviera for one week! When I rented in NYC (decades ago) the most I paid was $450/mo. for a beat up one bedroom with floors that visibly sagged and plaster falling down. Fifth floor walk up but with a Euro-style elevator that fit 3 people very tightly. No AC. No "amenities". But that's still $1,900 in today's dollars. So today's rents sound high to me but I can understand paying $2,500-$5,000 and up. Location, location, the realtors say. Plus most of the city is gentrified now. The old areas of Lower East side (alphabet city), Bed-Stuy, Williamsburg, Harlem, Hells Kitchen, Times Square, even The dreaded Bronx (Fort Apache?) used to be places you stayed well away from. Now they are all %1M+ condos or $6K/mo. rentals. I've been there lately and I only saw one homeless guy asking for change. The FBI says the NYC crime rate is at a 25 year low. I believe it. It's a Democratic area so the right media likes to exaggerates the problems. And it's always had problems-- it's a huge highly populated city with incredible diversity and lots of poor people, like any city. But it's 100% cleaner and safer then when I lived there for decades.

The Post Estate tried to give the home to the US government to be used as a summer white house. The gift was rejected because of the high upkeep cost of the lavish property. Then it was offered to the State of Florida, which rejected it for the same reason-- too expensive to maintain. It was offered for sale to the public at well below $10M but there were no buyers. The brokers considered it to be a "white elephant". In 1985, Trump bought it for $7M thinking he would live there, but of course he soon realized he couldn't afford the maintenance either. Then he planned to demolish thhe landmarked house and subdivide the land into smaller lots for mini-mansions, except that was prohibited by convenants in the deed and the landmark. So he was stuck with an expensive white elephant. No surprise. To get out of the hole he applied to the Town to convert the property to a commercial facility, offering food and recreation. That was approved by the Town with a restriction against residential use except for short periods. Trump violated the restriction by living there all winter until the Town started to enforce the covenant. Trump now lives there as the "live in property manager/grounds keeper" exemption for employees of commercial properties. He only lives in a smallish apartment upstairs from the restaurant. In addition, Trump sold development rights to the National Trust in exchange for federal tax deductions. That sale restricted the lawful use of the property to "private club" in perpetuity. These various permanent deed covenants, Town agreements and tax restrictions are the reason why the property is valued as a commercial property. It can't be used a full time residence (except by the "super"). As a business it has extremely high operating expenses and only seasonal revenue from sales of food and recreational activities (and "dues" for usage). It continues to be a White Elephant, in fact it is worse since Trump acquired it. As part of Trump's deal to lease Town property near the airport for a golf course, Palm Beach International Airport is allowed to fly all outgoing flights directly over Mar-A-Lago, which can be deafening. Cielito Lindo, one of the subdivided parts of the Woolworth mansion is also under this path. It too suffers from repeated jet noise.
