@kd505-s1y I grew up west of PCH myself but seriously, three miles from the ocean is pretty coastal. Anything within about ten miles is coastal in my book. Just seems farther when you're in the city but if nobody wanted to live there, the homes wouldn't sell for such high prices.

If nobody returned to these places, the home prices wouldnt be so high. Homes are in short supply all over coastal California.

@meemee6089 yes it's true, LA is over run and overcrowded. That is just one small corner of the state though. It's not crowded on the beach where I live. You couldn't pay me enough to leave.

@kd505-s1y Beverly Hills is like 3 miles from the ocean. I consider that coastal. The entire county of Los Angeles is on the coast. Go inland a couple hundred miles, and property is cheaper.

@kd505-s1y I went to high school in Palos Verdes which is pricey but it's all residents, not outside investors driving up the prices.

@kd505-s1y yes it's all perspective. Compared to where I grew up, Manhattan beach was like the ghetto. Some people might not see it that way though. Somebody from Montana would probably tell you Beverly hills is fairly coastal.

@kd505-s1y I'm more familiar with the Palos Verdes peninsula, which has a lot of pricey homes and is not a community of empty home investments for overseas billionaires. Driving around the peninsula it's clear that all those homes are inhabited, not like some of the small coastal towns on the north coast here, who've had to enact regulations about the number of vacation homes they can have.

Anyway what part of Beverly hills are you referring to, where the property isn't worth spit? Just curious. I thought it was all pretty expensive down there

@kd505-s1y Oh I see, gotcha. Well from what I understand, all of Los Angeles county is very expensive, which tells me that the properties there are still in demand. I get the point that these smash and grabs are really bad, there is a lot of atrocious behavior down there now, but I doubt its bringing property values down yet.
