  2. 14:30 Wow! The things are even more insane than I expected. It seems that the real issue is that banks are valuing property on asking price, not on the actually paid rent. And the asking price is considered income even if nobody actually rents the place!?!? That's the root cause that needs to be fixed. Once banks consider unrented place as zero income, there's immediately real incentive for owners to rent the place at whatever price they can find anybody that's going to pay for it.

  3. I guess a good starting point would be to only compare prices to existing leases that are actually paid monthly, not to the insane asking prices. That would require making all lease contracts public but I think that would be a good thing, too. You could enforce that easily just by declaring that any rent doesn't need to be paid at all until the rent contract has been published via official method. Of course, you would first have to agree to measure the rented area according to real physics instead of real estate physics where square foot or square meter doesn't actually match anything real.
