  1. Most of these cities are secondary, less desirable submarkets--especially Riverside and Stockton. Both are in California, where I am from. I saw this same pattern 15 years ago, when people were flipping homes based on the greater fool theory.

  2. The sad reality is that people look at their home with a day-trader mentality, rather than a place to raise a family and create stability. This mentality creates instability and folks that will never wind up owning their home fee simple without a mortgage. My mom and dad paid off all their mortgages and I'm thankful they never dragged our family through the mud like most parents do nowadays.
