  1. Excessively long intro and ancient turtles sounds high schoolish. The suburbs came about because people were tired of city life. The prices homes in the suburbs command is an indication of how suburbs are valued. As for stores, the internet is the store of the day. Few viable stores can exist in your mixed use model.
