  1. 3:39 you're showing Vancouver WA, not Vancouver BC. Also, you're missing the #1 reason property is so expensive. Gov't. It costs a THIRD OF A MILLION DOLLARS just for government permission to build a single family house in Vancouver. 1/4 million for a condo. Between all the taxes, fees, and extreme wait times and red tape which contributes to massive carrying costs most can't accommodate, we're screwed. The gov't talks about affordable housing here, yet I can buy a whole house for the same as it costs just for the permission to build one in Vancouver. Vancouver is going ape-shit building hirises now. They are everywhere. I work on them. People still can't afford to buy them though. A 1br condo is now worth more than a single family house on a good lot 20 years ago. People simply can't afford it. We have a massive demand but an actual oversupply of condos because they're too expensive. The average wage is $75k. Two people making $150k would get laughed out of the bank if they tried to buy a house even if they have a big down payment.
