The correct way to calculate affordabilty is base on the income of ONE person on whether he or she can service the loan. In current context, unless one is earning $9k or above ,then that individual then can only afford just a 4rm. While 20 yrs ago , that $9k would have allow that ONE person to afford an executive 5 rm. The gov is denying that there HDB is not pegged to pte rate and throws the issue back to those who now earn less than $5k each person ,to to their lack of capability ,instead of the fault being with the way the current gov priced their public housing. If one would to combine income 30 yrs back then, one would be able to afford a FH landed then. A 3500sqft FH landed Dist 11 semi D in 1990 cost around $2m. Now you cannot even get a 2 bd rm 99yr lease size 700 sqft condo for $2m. The future gen of locals at least 80% are doomed unless their parents had left them that multi million dollars inheritance!
