With the incredible cost of living now, James is going to be one worrying burden both to himself when he reach his 40s ,50 and anyone depending on him, not even needing to see what the nightmare will be, if he ever reach his 60s, without much money for retirement, both in cash and CPF.
With PAP constant pitching of re-training ,re-skilling to these displaced locals, when foreigners now swarmed all levels of jobs unlike 30 yrs ago, once any local gets 'unemployed' and pass his 40s, there is little chance he will get a full time job again let alone a good paying job.

There are so many Johor natives already but they are literally crossing over a bridge to make a better living in Singapore. Why?

The chow kuan behavior of these 2 ministers is exactly what the ministerial code of conduct was drafted to 'inform' these folks of the expected level of behavior ,if such ppl were to hold such high level of appointment as elected official, to NOT behave as such.
But it is exactly, when the code is not really specific as to what is consitute to be 'chow kuan' behavior, that such ppl like these 2 ministers exploits.
So there was no corruption, there was no conflict of interest but there was that chow kuan behavior coming from such presumbly highly respected ppl ,who were elected and who were NOT EXPECTED to behave as such but did.

This is a multi facet problem where both the gov and these ppl doing such jobs as full time ,got to bear part of the blame, as to why the issue had turned out this way. Unlike other'Western country system' where the state bear much of the welfare ,if citizens require these support, this is not so for Singapore.
The gov had allow cheap labor to literally take over many jobs which now no longer require locals to fill.
Locals who shun job that they consider the pay being too low but not so for a Malaysians who cross over to do such jobs.
On the other hand, these local also shun jobs that deem too physically demanding and dangerous like construction, marine etc or too long hours like F&B and the pay also being too low. Not so for the many foreigners coming in, willing to do such jobs.
In the end, the locals who continue to do such delivery jobs will suffer when they nethier have sufficient CPF for both their retirement and housing. And once they have passed their 30s doing this, their ability to get a permenant jobs is even more remote. And needless to say, once they have reached their late 40s, they are almost considered not employable unless they become BOSSES themselves.
In the end, if the number of such folks are high, they would become part of the burden to the state and taxpayers too.

So after 30 over yrs, the gov resorted to cheap labor, instead opening the doors wide for skilled FTs in all sectors to repaced the locals saying ...locals despite their WORLD CLASS EDUCATION...LACKED THE SKILL and as for the locals in every sector ,the wages of lower and middle tier locals get suppressed for decades.
And Lawrence knowing this all too well from the 80s right to now, is now trying to sell 'snake oil' hope of success to these folks whose pay NOW cannot cope with the rising cost.
But of course ,many locals have been daft, way too daft to have believe this establishment for decades of promise leading to a Swiss standard of living, asset like a HDB pigoen hole you can retire on and even such asset whose price will NEVER DROP!
Well, I do hope in 2025, such daft locals wake up or else you will first see the many MG and PG folks literally DYING ALL OVER THE PLACE beside inside their HDB pigoen hole.

Ah Tan is also a fxxker...literally.I believe no matter what on both sides, PAP and opposition, we are all humans.
It could be that Cheng and Tan really fell in love between 2 consenting adults and the leadership even gave ah Tan ample of time to resolve it properly. Very understanding of Loong leadership here.
Ah Tan could have officially divorce and re-marry given the ample time frame, all fully acceptable given Lawrence himself is also a case or STOP the affair.
2 routes for ah Tan to take and yet to be able to remain as a Speaker, if possible if not still a MP.
But he took neither.
This is more than personal failure. It shows a selfish, arrogant person with an attitude , who thinks he can play all sides,if he can get away with it.
Cheng has much less complications ,given that she is single.
I am sure ,even the leadership would have suggested for ah Tan and Cheng to consider the viable ways, to save not only themselves, the PAP and ah Tan own family.
It could be a temporary pain for ah Tan family but at least it saves everyone the embrassment ,shame and reputational damage ,in the near and long term.

Before Singapore split in the 60s, Lee Kuan Yew told the Tungku then ,you Bumi cannot run the country.

Even with many natural resources, these Malays still cannot get their country to a better state.

Singapore no need to worry much, these countries may try all sort of alternatives to the current way goods are transported but they will not succeed.
Why?
Red tapes, corruption, administrative delays etc and more damaged cargo even crimes as in stolen and lost cargo ,would mean in the end ,it would not only be NOT cost effective for these countries to try such routes but the overall time and cost would even be worse than the current route thru Singapore.
The success in every country, lies in the kind of ppl who run these countries, their mindset, culture, religion and the level of business transparency, corruption and lack of infrastructures and till now, they are still as what they were, no changes if much at all, even after WW2!

They know in the near future ,5 to 10 yrs from now, more than 600k of HDB pigeon holes will have lease running down to less than 60 yrs left. Most of these old flats will have owners, who either have retired or does not have much income or money CPF in their OA. Most won't even fulfil their RA.
To 'evict' you ,they will not bulge from their stand, by giving you one new chicken in exchange for a old chicken wing, if you do not TOP UP for the price of a 99 Yr unit! Afterall, this eviction or SERS, is a money making process ,where they take over the old places, to build newer, denser and more expensive units for sale.
You oldies are the expendables. A nagging pain which they will have to address, a constant headache for them , which opposition had in many earlier election warned voters on.
In simple truth, you locals are sowing what you have voted for, despite being told your HDB price will never drop but in truth,you are just simply 'renting' your unit with upfront payment and can be 'evicted' anytime if the landlord so wishes!

Not that they are not comfortable in their present state in their own country.
Almost over 90% of folks in Singapore have their own housing. Can this be said of those Johoreans?
Folks like yours are not only lacking their own housing, infrastructure but lack of jobs and the wages there are really low.
So low that over a million cross over to get a job!
If LKY was wrong then, over a million Singapore citizens should be crossing over to Johor instead!
The folks in Singapore sought to out such properties in less developed Johor are primarily thinking it was a worth while asset to invest , at unbelievable low prices!
It might be so , if these investors can forgo any gain in value and accept all risks that goes with a country that has flip flop laws & rules and just use that as a retirement village with ZERO VALUE gain or even a loss when they sell such properties off eventually.
These folk coming from a more well developed country, which is just a bridge apart, that had a currency exchange rate over 3 times of the other country ,would find such properties in JB worthwhile ,something which they wanted back home but could not afford back in their own country.
In short, these folks are not doing this NOT becos they need primary accommodation but doing this thinking they could increase their wealth by investing in a country that they thought, was governed by laws and rules like in their own country.

But his lease buyback scheme would only return $216,000 - $148,000 = $68,000 in cash for him
In total he would have per mth hence forth for the rest of his life CPF life payout at 65 +$68,000.
CPF life pay out for him at FRS of $148,000 at best is only $1000 per mth.
So if he would live another 15 yrs, he would at best have $1377 per mth for the rest of his life.
Now the cost of living per person is no less than at bare min..$1500.

When ones life as a local ends up this way , when he has passed his 40s and 50s, there is no praise when his suituation gets highlighted.
As a matter of fact, it is his lousy attitude to how he plan and structure his life journey that got him this way. Despite his lack of education, if you have glanced his resume when he tried to re-enter the work force, he did not even have a 'O' level cert. Neithier did he want to do a job that require a skilled trade or learnt a skill trade.
This kind rather do jobs just like food delivery, that does not require specific skill sets for 30 over yrs, if he had learnt a skilled trade so that even if there was no employer willing to hire him, he can always use the skill trade to earn a very decent living himself , irregardless of the cost of living changes.

At 67, if he lives another 15 yrs he would have at best 68,000/12/15 = $377 per mth plus whatever he can get from CPF Life payout of less than $1000, Ramli gets at best $1377 per mth at current and future cost of living. This is utterly insufficient as the cost of living now for one person is already more than $1500!

The question of lease top up is not as simple as you think. What is the method to be used to calculate the lease top up? Fair market value, based on location, level of amenities support and current valuation?
In any case, once any property reaches its mid point of 50 yrs, the maintenance cost climb exponentially.
All supporting service cost would also be much higher ,like supporting the amenities that go with every heartland.
Would it be wiser to allow such properties lease to run down to zero and HDB to compulsorily acquire it back? You must know, the largest number of such HDB was built from the 1980s to mid 1990s, almost more than over half a million units would be at or less than 50 yrs lease in a short 10 yrs from now.
The cost to offer SERS is not even possible given the high cost, that even the gov now knows it.
This will be a difficult to resolve and the solutions , if any, would be no different as units being return to HDB.
