Not First. But Still Amazing :-) Best Physical Asset... is ding ding ding Real Estate! I'm rehabbing my new 3/1, after refi will have ~17% CoC return or about $175 CF after Expenses. I'll be closing on my duplex in ~2 weeks, inspection next tuesday. Together should cash flow ~$700+ After Refi

I'm trying to mix a bit of C/B Class, I bought my 3/1 in a lil nicer area 1150 Rent, my duplex is not terrible but like a C+ $550-650. There is a 4plex I was told about the seller might sell, PM told me about it maybe going for 80k. If I can refi and knab that, they said they used to manage it, but sold as a seller finance and it went downhill. Would need ~20-30k of work, it'a a C class 4plex. I have 3 other 3/1's I'm eyeing in the 105k range that ARV ~135k. All mine are BRRRR, so I try and get ~25% equity - repairs built into my buy price.

Thanks - I want the market to fall - I'll buy now....and buy more after the fall. Similiar to the stock market - don't time the market, just buy at prices that match your criteria. I invest for cash flow now speculation as other "RE Investors" have mentioned.

I want the market to cool - it allows me to offer even low and prices to fall :-) Market falling when I'm starting RE is great, I'd rather start buying a few now and have prices drop for my next deals.
