  1. Hey Graham - Do you pay your closing costs off right away when taking a loan, is this something that is able to written off? 1. Your paying them out of pocket ~2-4k, Closing Costs (Write Them Off That Year). 2. You get a high loan payout instead of 240k to you (with closing costs included), you get 244k to you (getting your money back) and a smaller monthly payment). Also do you hold your properties as yourself with an umbrella policy, or do you hold them inside an LLC? Let me know :-) Also - I never use my debit card... I know I can borrow from my CC up to the limit, but if I borrow say 500 for some payment, and repay the $500 that month - does that borrowed credit get the cash back? I would guess it's only (Transactions), and not borrowed otherwise I could borrow my limit....just repay it back same month and get 2.5% cash back on some crazy borrowed limit LOL.

  2.  @GrahamStephan  Are those closing fee's write off's? I just refi'd on a property...then thought afterwards about this... I'm filling my 2nd slot on my duplex and will refi that one afterwards, but this time will pay closing out of pocket and just get more cash back out of the loan afterwards.
