Ugh.. Yeah so I had inspection done on my duplex... hey guess what I learned? If they are not attached units, It's 2X the price + I have P&D reports done... so woot woot 1k right there. But I did find out there was mold/some issues - I was able to get the seller to repair items + 3k credit = win for me :-) USAA gives me a free inspection report after I get it insured, so that's win... I have my 3/1 getting rehabbed now and will get a free inspection after to see the difference :-)

Start with local credit unions - they often don't sell their loans + offer special offers if it's local etc. You can then head to Chase / etc and they usually match it + give $500 incentives with them etc.

Hey Graham - Do you use an LLC? or do you use a X Mil Umbrella Policy. or do you get a personal mortgage loan on a home and Quitclaim deed into your LLC ? I started with an LLC and will own them there - I might disolve my LLC and switch to a Umbrella with 1 mil till 5 properties, then bump to 2 mil till 10 and so on.... Umbrella Policy is like $12 per month for 1 mil. LLC Fee's in Cali... $800 per Year + Taxes + Etc

Yeah - I have an LLC It's only $100 a year in Oregon -I haven't done taxes yet....as I just landed my first rental in Sept and it's still getting rehabbed.

I work at a credit union and already talked to them about it, they don't call the due on sales clause if I do it. If you work at a local institution they can "sometimes" give you a 30 year note amortized over 30 / 45 years v.s the standard 15 yr note amortized over 30. Yeah - My umbrella policy for 1 mil is ~$12.07 super cheap. My friend and I are both closing Friday, I'm getting my 2nd and he is getting his first. I have my eye on a 4plex next, and that would put me at 7 doors - I might settle for a bit after that.
