lol - I went to one of those Seminars "Lots of Flush", Than Merrills I think (Easy Payments of $1000, but this one time offer of $300) you will need to drive X miles away, stay at X hotel it's a 2 day event. there is another program for $3000, this one time offer $1000. lol

It's a money funnel, you get info on the first and they offer to teach you more for $500-$1000 you head there and get the water hose affect of information and then if you want to jump to the next stage it's 5000-10,000. etc. You know what i'd rather do with that money? Invest it, find a realtor who is also an investor and take them out to coffee and write questions/etc down in order to talk/ask him. I now have 3 realtors I talk to, 2 local who does fix/flips and works with investors and another in another town over I'm buying in that is also a licensed contractor. we can walk a home and he can give me a pretty rough estimate of what exactly needs to be done/cost to get the house to market value.

John Guillory search “the real estate wholesaling bible” there is a free audio book you can listen to on YouTube that covers the same info as the seminar, it’s even written by Than Merrill, and it’s Free - you can make notes listen at your own speed and save $300

The states is huge even locally I've made friends with investors who pass deals back n forth, we can't always buy everything so having friends in real estate who can share their deals is not competition. I had a deal given to me from another investor, house is 32k with tenant in place renting 650. I can wait and collect rent - then fix for 25k arv at 85k and pull all my cash out and still cash flow after. While still buying other properties around the area. I want 5 properties by next year, 1-2 this year as it's my first year getting into RE.

Sweet! - Safe some money and put it to some better use :-), I noticed you were subbed to Morris Invest - careful if you choose to use them, many lawsuits going on with em as they have scammed thousands from investors - if you want to read about them look them up on biggerpockets - real estate forums. Yeah - I Dove Into RE (Picked Up & Read ~ 5/6 Diff Books Now) - But WIfey Hadn't (So These Fluff) Seminars are kinda an eye opener to see what "is possible", but not actually take part in the seminars themselves. I just wanted to show her the possibilities of investing in RE, I've made 5 offers now in the last month - haven't landed one one - but still running numbers daily and some work/some don't I only make a 1 or maybe 2 offers a week due to poor numbers. I want at least 8-12% CoC return and at least $250 per door after expenses. (I'd say that would be healthy).
